PROBLEM TO BE SOLVED : To automatically calculate a numerical value serving as a guide that is used on accounting and for performing asset management by a company and a private owner owning a land and a building.SOLUTION : A real estate estimation market value calculation system 10 for corporate accounting is provided for calculating an estimated market value about the real estate, and includes a calculation unit 16 for acquiring property information and operative information recorded in a recording device and determining whether it is for lease or own business on the basis of a ratio of an area provided for lease in the leasable area of the land and building to instantly calculate an estimated market value in a specific point of time from now to the future. The calculation unit 16 determines an estimated price obtained by adding a land price and building price, and a revenue price based on the revenue produced by the land and building, and when it is determined that the land and building are for own business, calculates an estimated price as the estimated market value, and when it is determined that the land and building are for lease, calculates the revenue price as the estimated market value.SELECTED DRAWING : Figure 1COPYRIGHT : (C)2017, JPO&INPIT
